Provisions
- 12 kap. 1 §Scope of the lease
The chapter applies to agreements where a house or part of a house is let for use against payment.
- 12 kap. 4 §Notice period
An open-ended lease ends at the month change nearest three months after notice for a dwelling, nine months for premises.
- 12 kap. 39 §Subletting
The tenant may sublet only with the landlord's consent or the tribunal's permission.
- 12 kap. 46 §Direct security of tenure
A residential tenant has a right to extension unless one of the listed grounds applies.
- 12 kap. 55 §Reasonable rent
The rent shall be reasonable and is tested against rents for dwellings of equivalent utility value.
- 12 kap. 57 §Indirect security of tenure
A commercial tenant refused extension is entitled to compensation where the landlord lacks legitimate reason to end the tenancy.
- 12 kap. 58 §Notice for changed terms
The landlord must state the terms demanded for extension in the notice and inform the tenant about referral to the tribunal.
