What does security of tenure mean?
A residential tenant has a right to extension unless one of the grounds listed in the act applies. A commercial tenant instead has a right to compensation where the landlord ends the tenancy without legitimate reason.
What the source says
- Chapter 12 section 46: direct security of tenure for dwellings, with listed exceptions.
- Chapter 12 section 57: indirect security for premises, with a right to compensation.
- The tribunal decides the dispute and may mediate between the parties.

For the owner, landlord or seller
State the ground already in the notice; it is tested against the statutory list and cannot safely be changed later.
For the tenant, buyer or client
Stay in the premises and refer the dispute to the tribunal; the lease continues while the matter is pending.
Next step
Read the deadlines for premises in the changed-terms tool.
