Hyresnämndsmål. Hovrätten finner att, vid hyressättning, kvittning mellan nyttigheter kan komma i fråga endast om de faktorer som ska kvittas mot varandra är av någorlunda likartat slag. Sådant som en prövningslägenhets storlek, modernitetsgrad, planlösning inom huset, reparationsstandard och ljudisolering kan kvittas mot jämförliga faktorer i en jämförelsefastighet. Däremot kan en lägenhets läge inte kvittas mot en annan lägenhets planlösning. Hovrätten konstaterar också att vid en skälighetsbedömning är det inte möjligt att tillämpa påtaglighetsrekvisitet.
