I mål om förlängning av hyresavtal enligt 12 kap. 46 § första stycket 1 jordabalken (förverkande) har hyresvärden anmodat hyresgästen att vidta rättelse samt sagt upp hyresavtalet i en och samma handling. Uppsägningen har inte ansetts ha föregåtts av en korrekt rättelseanmaning, varför hyresavtalet inte kunde upphöra enligt den åberopade upphörsgrunden.
